Stamp Duty & Ready Reckoner Gap Calculator
Work out exactly what you'll pay to register your Maharashtra property — and whether the gap between your agreement value and the government's Ready Reckoner rate is about to cost you in tax.

Once the Ready Reckoner value exceeds your agreement value by more than 10%, the entire difference — not just the excess — becomes taxable: as capital gains for the seller under section 50C, and as income from other sources for the buyer under section 56(2)(x). The Sub-Registrar can also refer the transaction to the Collector of Stamps under section 32A of the Maharashtra Stamp Act for a true-market-value determination, which can stall registration. Since 2026, insufficient stamp duty also carries a penalty of up to ₹1 lakh on top of the deficit itself.
A title & encumbrance check confirms ownership, existing loans, and registration history — the numbers above only tell you the tax exposure, not whether the title itself is clean.
Frequently Asked Questions
If the Ready Reckoner value is more than 10% higher than what you've agreed to pay, tax law no longer accepts your agreement value as-is. The seller gets taxed on capital gains as if they received the Ready Reckoner value (section 50C), and the buyer gets taxed on the difference as income from other sources (section 56(2)(x)) — on the full difference, not just the amount over 10%. The registering authority can also refer the transaction for a valuation dispute under section 32A of the Maharashtra Stamp Act.
